Technischer Objektmanager / Property Manager (w/m/d)

Die Foremost Hospitality Gruppe hat sich auf die Entwicklung und das Management von Markenhotels spezialisiert. Mit unserem Headoffice in Berlin betreiben wir derzeit 8 Hotels in Deutschland unter Lizenz der Hilton Hotels Worldwide.
  
Als Technischer Objektmanager / Property Manager (m/w/d) verantworten Sie die technische Objektbewirtschaftung unserer Bestandshotels in Deutschland. Der Fokus liegt dabei auf Werterhaltung und Wertentwicklung einschließlich Umsetzung von Instandhaltungsmaßnahmen. Darüber hinaus sorgen Sie für die Einhaltung interner Sicherheitsstandards durch geschultes Personal vor Ort. 
Ihr Alltag bei uns
  • Regelmäßige Zustandsüberprüfung und Vor-Ort-Begehungen der in Eigentum der Foremost Hospitality stehenden Hotels und weiterer Immobilien
  • Abstimmung und Korrespondenz mit externen technischen Immobilienmanagern
  • Betreuung und Durchführung von Begehungen sowie Besichtigungen von Gebäuden und technischen Anlagen durch Franchisegeber, Eigentümer und sonstige Dritte
  • Sicherstellung von Verkehrssicherungs- und Betreiberpflichten
  • Regelmäßige Überprüfung und Reporting der technischen und baulichen Objektzustände
  • Überwachung von Sanierungs-, Instandsetzungs- und Modernisierungsmaßnahmen in den Hotelobjekten
  • Koordination und Kontrolle der Arbeitsausführungen externer Dienstleister und Wartungspartner in den Objekten
  • Identifizierung von Mangelpunkten und Geltendmachung von Mängel- und Gewährleistungsansprüchen
  • Umsetzung von Sicherheits- und Brandschutzmaßnahmen nach den gesetzlichen Vorgaben
  • Erstellung technischer Objektberichte und Wartungspläne für Gebäude und technische Anlagen
  • Führen von Vertragsverhandlungen bei Neugestaltung von Wartungsverträgen

Unsere Wunschvorstellung
  • Erfolgreich abgeschlossene Ausbildung oder Studium im technischen Bereich
  • Berufserfahrung in der Haustechnik eines Hotels, Anlagentechnik oder Gebäudetechnik
  • Relevante Software-Kenntnisse
  • Gute Deutsch- und Englischkenntnisse in Wort und Schrift
  • Eigenverantwortliches Handeln und unternehmerisches Verständnis 
  • Erfahrung in der Leitung von Projektteams
  • Strukturierte und ergebnisorientierte Arbeitsweise
  • Koordinations- und Kommunikationsfähigkeiten sowie Durchsetzungsfähigkeit

Your New Workplace
The Foremost Hospitality Group specializes in the development and management of branded hotels. With our head office in Berlin, we currently operate 8 hotels in Germany under license from Hilton Hotels Worldwide.
 
As Technical Property Manager (m/f/d) you will be responsible for the technical property management of our existing hotels in Germany. The focus is on value preservation and value development including the implementation of maintenance measures. Furthermore, you will ensure compliance with internal safety standards by trained staff on site.
Your daily business
  • Regular condition checks and on-site inspections of the hotels owned by Foremost Hospitality and other properties
  • Abstimmung und Korrespondenz mit externen technischen Immobilienmanagern
  • Supervision and execution of inspections as well as visits of buildings and technical facilities by franchisors, owners and other third parties
  • Securing of traffic safety and operator obligations
  • Regular inspection and reporting of the technical and structural condition of the property
  • Supervision of renovation, repair and modernization measures in the hotel properties
  • Coordination and control of work carried out by external service providers and maintenance partners in the properties
  • Identification of deficiency points and assertion of deficiency and warranty claims
  • Implementation of safety and fire protection measures in accordance with legal requirements
  • Preparation of technical object reports and maintenance plans for buildings and technical facilities
  • Conducting contract negotiations for new maintenance contracts

Our Expectation
  • Successfully completed training or studies in the technical field
  • 3-5 years of professional experience in hotel maintenance, engineering or building services engineering
  • Relevant software knowledge
  • Good knowledge of German and English, both written and spoken
  • Independent action and entrepreneurial understanding 
  • Experience in leading project teams
  • Structured and result-oriented way of working
  • Coordination and communication skills as well as assertiveness
